The census says the median cost of housing sold in Kitsap county is $502,000, when the real median yearly wage is $49,000 in Kitsap County (according to government sites). UNREALISTIC TAX UNAFFORDABLE: On a $502,000 loan, it is approx $2600 a month, Plus weekly household expenses such as gas, groceries, tolls, parking, and bridge. Plus monthly household expenses such as pmi payments, electricity water garbage, cable, phone, and school events and supplies fees. Then semi annual household expenses like property taxes ($4920), mortgage insurance and auto insurance. Then yearly household expenses such as auto registration. Then medical, dental, vision, prescription costs of all family members and if there is any possibly left for other shopping such as birthdays, holidays, school events costs. How exactly does a $49,000 median household afford a $502,000 home? WHAT TYPE OF BUYERS PROFITING: In Kitsap county at that market value, most of the people who are buying those unaffordable properties are bank property investors (who most of the time don't even live in the same state) who rent these homes out at high rental costs and use property managers to collect the rent. Also homeowners from out of state that were able to sell their previous home in another state at a higher market value, which allowed them to be able to put a higher down payment upfront so that their loan and monthly payments were more affordable. WHO SUFFERS FROM INEQUALITY: Continuing to raise property taxes on local homeowner's properties that have been living in their homes for years contributing to their community, are forcing middle class people to have to move or become homeless. This inequality is forcing lower and middle class to become in debt to wealthy property investors who are buying all the real estate and then renting them at unaffordable rates due to no available housing. PROPERTY TAXES CALCULATED : Property taxes have always been based on the assessed value of your home looking at comparative property depending on where you live. It is usually decided by your county, city, or town officials. The value takes into account the value of your home, land, and other personal property such as cars or boats. The property tax is calculated by using the property's value and the city's tax rate. PROBLEMS WITH USING OLD METHOD OF PROPERTY TAX CALCULATIONS: "Types" of property ownerships has changed and these changes are creating inequality in property taxes. After 2008 property investors. With property taxes rising based on not what the locals can afford, but what out of state and out of country investors can, the government and county are creating inequality and driving the middle class out of their homes. Property taxes used to be based on the market value, but that was before 2018 when banks weren't allowed to invest in the properties they gave loans on. There used to be laws in place to ensure equality where everyone had an equal right to property regardless of income as our government protected equality by preventing the wealthy (bank property investors) from buying up all the property and indebting the poor and middle class to them through unaffordable housing. Public auctions started at 0% and were not set by the banks at the start of the auction in the amount of the remaining cost of the loan that the bank knew was not affordable. BENEFITS OF LONG TIME HOMEOWNERS VS PROPERTY INVESTORS TO COUNTY: More money would go into the county with long time homeowners as they shop and invest in the community they live. They have ownership pride and fix up their properties. The more longtime locals that are forced to move out due to unaffordable taxation, the more property investors (who live out of state) will buy up properties and the more unaffordable rentals will be available. People who rent do not have the same sense of ownership pride. Some won't even mow their lawn. If the property is unaffordable they may resort to theft and vandalism as well as other crime. Property managers will manage several of the properties and just collect rent so wear and tear on rentals show. The money put in the schools would be useless when it keeps being vandalized and then people start moving away. Longtime property owners are positive influences on their community as well as increasing the value of their neighborhood and helping keep crime down. By continually raising taxes based on a housing market value of property investments and out of state people who may be bringing a big down payment from another state with higher property values is not actually what is affordable for this county. The government needs to help to bring fair housing back. All types of income families need affordable property taxes and be able to invest in home ownership. Children need the security of a home and a place to grow, along with a strong sense of community. FIXED TAX SOLUTION: Homes should not be allowed to be purchased by wealthy investors who pool their money together and make it impossible for local residence to be able to buy affordable property in the area they work and have family in as the local person will never win against wealthy investors. Property investors should only be able to rent and invest in "commercial" property as "residential homes" are a necessity to everyone and there are limited options of affordability in the area and a great need. Banks should not be allowed to purchase properties at auctions or set the public auction start cost at an unaffordable loan amount. Making banks liable for losses will force them to ensure loans are only made when they are affordable. By banks limiting how much they loan people, it will lower the market value of houses and prices will drop to actual affordable housing costs. Bank property investors don't live in the state or community. These investors don't contribute to our community, shop at our small businesses, or care about the crime that renters may bring.
